Why this work is personal

I know what it feels like to keep hearing “no.”

I was a single mother trying to create a stable home for my family, and I kept getting rejected. Every “no” made homeownership feel further away. The process felt confusing, discouraging, and impersonal. When I finally found the right path and received my approval, it changed more than my address. It changed what I believed was possible for my family.

That experience is why I became a mortgage broker. I made it my mission to help people who feel overlooked, uncertain, or tired of being turned away. I will explain what is happening, show you what can be improved, and help you take the strongest next step available. I cannot promise every answer will be yes, but I can promise you will never be left guessing.

You can reach me anytime. Your questions do not have to wait for perfect business hours. I know how stressful this process can feel, so accessibility, honest communication, and real support are part of how I work.

Things most buyers learn too late

The “if you know, you know” mortgage tips.

Small decisions before closing can create big problems. Ask me before changing your credit, job, bank accounts, or major spending.

01

Do not pay it off yet

Paying off a collection, card, or loan right before applying can change your credit or cash. Let me review the full picture first.

02

The lowest rate can cost more

A lower advertised rate may require expensive upfront points. Compare the rate, APR, cash needed, and how long you plan to keep the loan.

03

Get the insurance quote early

In Florida, insurance can change your monthly payment enough to affect approval. Quote the actual property before you get attached.

04

A seller credit may help more

A seller credit toward eligible closing costs or a rate buydown may save more cash than the same price reduction.

05

Keep bank transfers simple

Large deposits and transfers may need proof. Moving money around can create more paperwork for underwriting.

06

The home must qualify too

Insurance, the appraisal, repairs, the condo, and the HOA can affect financing even when your finances are strong.

07

Your statement date matters

Cards often report balances around the statement date, not the payment due date. Ask before changing balances.

08

Do not change how you get paid

A new job, reduced hours, or switching from W-2 to 1099 can affect approval. Talk to me before making a change.

09

Keep closing money traceable

Avoid cash deposits, unexplained gifts, crypto transfers, and last-minute borrowed funds. Clean records make approval easier.

Renting vs. buying

Your payment can cover today or help build tomorrow.

Both choices provide a place to live. The main difference is what you may have to show for those payments over time.

⌂
Why many people prefer buying

Rent normally ends when you move out. With a mortgage, part of each payment may reduce what you owe, helping you build ownership over time.

See what may fit ↗

Simple illustration only. Buying is not automatically better for everyone. Home values can rise or fall, and owners also pay interest, taxes, insurance, maintenance, and closing costs. Renting may be better when flexibility or a short timeline matters most.

01How much do I need for a down payment?+

It depends on the loan program, property, credit profile, and other qualifications. Some eligible programs allow lower down payments, but you should also plan for closing costs and an emergency cushion.

02What credit score do I need?+

There is no single score for every mortgage. Different programs have different requirements, and income, debts, assets, and property type also matter.

03What is the difference between pre-qualification and pre-approval?+

Pre-qualification is usually an early estimate based on the information you provide. Pre-approval normally includes a closer review of finances and credit, but it is not a final loan approval.

04How long does the mortgage process take?+

Timing depends on the borrower, property, loan type, appraisal, title work, and underwriting. Sending complete documents quickly can help keep things moving.

05What are closing costs?+

These are separate from the down payment and may include lender, appraisal, title, recording, prepaid tax, and insurance costs. Your official loan documents show the estimates and final amounts.

06Can I qualify if I am self-employed?+

Potentially, yes. Self-employed borrowers may need tax returns, business records, and proof of stable income. Requirements depend on the loan and lender.

07Should I lock my interest rate?+

The right timing depends on your closing schedule and loan details. Ask about the lock period, expiration, cost, and what happens if closing is delayed.

08What should I avoid before closing?+

Avoid new credit, large financed purchases, job changes, or unexplained money transfers. Check with me before making a major financial change.
